May home sales in Moose Jaw jumped 16% over 2024, data show

MOOSE JAW — May was a bounce-back month for housing sales in Moose Jaw, as the percentage of homes sold and units listed on the market increased by double digits.

There were 72 homes sold in The Friendly City last month, compared to 60 units — a jump of 16 per cent — in May 2024, the Saskatchewan Realtors Association (SRA) said.

Furthermore, there were 101 new listings last month, which was a jump of 17 per cent; 133 homes were in inventory, which was a decreased of 14 per cent year-over-year; there were 1.85 months of supply, which was a drop of 26 per cent; homes spent 38 days on the market; the benchmark price was $277,400, an increase of 13 per cent; and the average price was $313,938, a jump of 27 per cent.

“Benchmark price reflects the price of a typical or average home for a specific location. Average and median prices are easily swayed by what is sold in that time frame,” the SRA explained.

“As a benchmark price is based on a typical home, price changes more accurately represent true price changes in the market as it is an apples-to-apples comparison.”

The 10-year averages for May show there are usually 62 home sales, 106 new listings, 282 units in inventory, 4.92 months of supply, 56 days of homes on the market, a benchmark price of $222,320 and an average price of $258,294.

Furthermore, the year-to-date data — Jan. 1 to May 31 — shows there have been 231 sales of homes, 326 new listings, 117 units in inventory, 2.54 months of supply, 49 days of homes on the market, a benchmark price of $264,620 and an average price of $268,432.

Meanwhile, the 10-year averages for year-to-date data show there are usually 211 sales, 443 new listings, 237 units in inventory, six months of supply, 60 days of homes on the market, a benchmark price of $214,030 and an average price of $246,066.

Of note, there were 58 home sales in Moose Jaw in April, which means sales increased by 14 units, or roughly 24 per cent, from month to month, data show.

Provincial data

Saskatchewan recorded 1,750 home sales in May, a five-per-cent decrease compared to May 2024. However, sales remained over 16 per cent above the province’s 10-year average, the SRA said. Following a near-record year in 2024, year-to-date sales have also declined through the first five months of 2025, but continue to outperform long-term, historical trends.

Despite strong monthly sales, inventory levels increased compared to April, with 5,008 available units at month’s end, the SRA continued. While this modest inventory gain offered some relief, over 900 units are conditionally sold and expected to leave the market, while inventory levels remain over 40 per cent below the 10-year average.

“Our province’s housing market continues to exceed expectations, with May marking 23 consecutive months of sales above the 10-year average,” said CEO Chris Guérette. “The key takeaway isn’t the slight year-over-year sales dip following a near-record 2024 — it is our market’s continued resilience amid economic uncertainty and persistent supply challenges."

Tight market conditions continued, as the province’s residential benchmark price rose to a record-high $369,500 in May, up from $360,500 in April and nearly nine-per-cent higher than May 2024. 

“Record benchmark prices across nearly a dozen communities in May, with price gains as high as 18 per cent year-over-year, is quite significant,” added Guérette. “We’re optimistic that market conditions will trend more towards balance in the coming months, but we see the impact it can have on housing prices when the market is this tight.”
